I just bought a triplex in Greenville, SC and I am currently living in one of the units. My escrow was just raised by $300/mo because when I closed on the property, they assumed I was the primary resident and would be taxed at 4% of the $200,000 property. I just called the tax office and filled out the application for primary residence since they raise the taxes to the investment 6% rate. 

The tax office said they will only offer 4% on 1/3 of the property since I'm only a primary resident of one of the three units. I was under the assumption that they would tax the whole property at 4% since I was a primary resident of the whole. 

Does anyone have any advice to get around this?

I just bought my first home which also happens to be a multifamily rental property. I am renovating the unit I will be living in and house hacking and didn't know what kind of shower walls to install above the tub.

1. Should I go cheap with a glue up shower wall and what are the pros and cons of that?

2. Should I go middle of the road with the fiberglass modular walls that interlock and screw to the studs? Pros and cons?

3. Should I tile the shower walls? Pros and cons?

@Wil Reichard I actually just saw it on a site like Realtor or Trulia but they were asking a lot more than what it was worth (in order to make the 1-2% rule). I just offered what I knew I could make work for me, then a counter offer, then acceptance. My property is located off wade Hampton about 7 minutes from downtown and walking distance to Starbucks and Publix.

Your SFH flip looks amazing! Are you going to be looking for more SFH for flips or are you looking to rent out as well?

@Wil Reichard Congrats man! I'm also in Greenville, SC and 23 years old. I just bought my very first property and close next week. You did a great job on the renovations and keep expenses low. My property is a triplex and my renovations will be a little different, but your pictures are filling me with inspiration! Thanks for sharing!
