@Darryl Banks glad to have you on the site.

You make sound like you are just looking for any kind of deal.  You might have just been making it short for the intro, but especially as new investors I would make sure you narrow down your strategy a bit.  Are you looking to buy-hold, flip, rent?  What size property can you handle?  Do you know how you will be financing properties?  Make sure you can answer those questions before you dive too deeply down the rabbit hole.

@Athol Dickson you seem to have a solid handle on your situation, I wish you all the best in your adventures in hard money.  Have you you determined any kind of personal guidelines, such as loan limits or total loans out that you are comfortable with?  If you are successful will you leverage yourself to provide more leverage or are you only comfortable lending your own money?  Just some things to think about.

Post: Texas - No income tax, but higher property tax. Worth it?

My parents spent decades living in California and paying CA taxes, and when they moved to Austin and sold their old house they got twice the house for half the price.  So even though the property taxes were a higher %, the value of property was less such that it was at worst a wash for them.  And they don't have to pay CA income taxes anymore, which gives them more to invest.

 I wouldn't worry too much about property taxes to be honest.  They vary a good bit state to state and they do have an impact on your returns, but really you just have to factor it into your equations of whether or not something is a good deal.  A good deal is a good deal, different deals just have different factors.

@Nick Brubaker I would recommend Wednesday night as no one should have to work the next day (Thanksgiving).  As to location, I would suggest you find a restaurant or coffee shop near you that could accommodate a party of 5-10 people.  Do you know where you are staying in Austin?

Hello Jasmine, welcome to BP!

There are tons of resources out there.  If you look through some other "New to BP" posts I know a lot of the big contributors have laundry lists of books and resources to choose from.  

BP has a bookstore under the Education tab at the top of the screen, people on the site seem to rave about them so they are probably worth looking at.

Aside from books you need to figure out what price point and strategy is comfortable for you and works in your area.  Every market is different so be sure to do your due diligence for the Vegas market.

Post: My Home Owner's Assoc. sent me a letter banning rentals

That sucks.  Try your luck and apply for the rental approval, you might get lucky.

The letter makes it seem like you have been out of compliance for seven years, so it seems weird for them to suddenly came after you now.
