Hey ya'll, I need some help from my Washington friends.  Is it legal to raise rent 15% mid-lease on a tenant?  No clause is in the lease saying that rent can be raised, AND the complex in question is calling it a service charge.  It is being enforced next month.

Is there a method that this could be legal through?

Does the restaurant have a liquor license?  In Nebraska a restaurant with a liquor license must be inspected by fire and health at least once a year, but also must jump through a bunch of hoops to meet code, just to receive the license.  The requirements for the license generally mean the tenant will have to keep up the space a little more than without the license.  I'm not sure if California law is the same, but it might be something to look into.  This would also create higher margins for a restaurant and help solidify a tenant.  Restaurant business can be very tough as clientele can be fickle.

@Corey Abrams the First Time Homebuyer's Course was a course that I attended by choice as a military member.  It was taught by an A&FRC employee, but it was a day long and definitely had room for help.  You may not be able to present, but it can't hurt to ask.

A good way to educate is to see if you can speak at the First Time Home-buyers course on base.  That is usually coordinated through the Airman and Family Readiness center.  All bases may not have this course as I'm using an Air Force base as my example.  Other ideas may be to go through the base advertising route which is worked through the base Force Support Squadron (FSS).  Once again, this is based on an Air Force Base example.  Here's a link to the local program in Omaha.  http://offutt55fss.com/marketing-sponsorship/

This won't help much for retirees or those that are out of the service, but some of the ideas listed above may help more for that.

@Luka Milicevic have you been to Hundred Oaks Mall?  I left Nashville in 2007, but this is one that comes to mind.  It's changed quite a bit since I left, I wonder if more malls will be re-purposing their identities with the anchor store problems we've been seeing.

I just wanted to start a discussion about the relevance of physical shopping malls.  Do you think the environment is changing?  Do you think they will still have presence in 10-15 years with the increase in online shopping?  How do you think it will change?
