Hello Everyone,

My name is Matt.  Long time contractor, currently getting B license and RE investor.  I have two properties, both out of the Ventura area and I'm looking to dig in deeper in the city/surrounding areas.  

Are there any wholesalers in the area that I can help with, or investors who need contracting help?  If you need someone, i'm your guy.  Been in construction for 20yrs and working hard in RE arena to grow wealth and help people achieve their dreams, just like i'm trying to do.

Thanks everyone for the input, really appreciate it.  I'm asking our property manager to send a few photos to see how bad the area is and extent of work.  More than likely, i'll have our handymen go paint the area and re-trap any lead particles.  

There was no mention of lead in the inspection report, however, my gut is telling me, due to the age of the house, there is lead in the older layers.

Hi, i'm working to get inherited tenants to sign a new lease on a property we closed on in October.  Leases were sent over but they had one issue which deals with paint chipping in the bathroom and a lead scare from paint used prior to 1978.  The property passed lead inspection but i am worried the paint chipping, the base layer of it, may have been applied before 1978 and painted over several times.  Duplex was built in 1914.  Any suggestions on how to handle this? I'm thinking scrape and repaint.  Any concerns or easy repair ideas? Thanks everyone!!

Devan, thanks for sharing man. I love this. As a carpenter myself, this method is ingenious and easy. Stackable instead of single wall stick build. So good. I'm building an ADU on my property and might try to use this for the interior walls!

Anyone on BP have recommendations for an Escrow company/agent in the Fresno Oakhurst CA 93644 area?  Going thru my first ever real estate deal and would like to shop escrow agents/get recommendations of agents.
