Thank you for the input. I need to explain with a direct reason to describe to other parties that think this is a fine idea. Sarcasm and analogies will not work they need direct facts. I could strong arm the subject with them but I am curious to what the real answer is. I am looking for some intelligent ammo here and having difficulty getting the answer since I may not be asking the question correctly. (What is critical and completely necessary to the process of transferring ownership that has to be done ONLY by a title company or an attorney?).

Sorry if this is a stupid question but obviously I am for a title company or attorney and trying to describe this to another party that is part of the settlement process that I do not want to insult.

I appreciate your assistance and advice!

We have done a title search but I was questioning why not to go to a title company for closing. I was hoping you could give me a direct reason why not to do this so I could explain to those who think it is an acceptable idea. So far in the several resources I have questioned everyone says not to but not exactly a reason why not other than the title search and insurance. Is that the only reason why title companies are used for closings? Trying to think outside the box here without creating an unnecessary risk. If there were no leans on the property why couldn't we just transfer the deed directly with the city if both parties were willing?

A Seller who is a family member is offering that instead of going to closing with a title company to just process the deed at our city hall since he has done this once before. Since this is our first closing as a company I want to make sure we are good. Is there anything wrong with this process instead of doing a traditional closing with a title company? Interested to hear your thoughts for or against not doing a closing with a title company and instead doing this process he suggested?

If a Seller is Free & Clear or stubborn and does not appear motivated (Gives the “I would sell for the ‘Right Price’ line”) Is there anything that we can do with them to make a deal or do we consider them a cold lead?
