Hello Bigger pockets community.  My partner and I have managed to build up a decent rental portfolio of 117 doors over the past year and a half or so, with a flip or two a month thrown in there.  This has come with many growing pains.  One of which is having an accountant that we work alongside with regularly.  Does anyone on here recommend any accountants that can provide us some guidance, help us file our taxes, and grow our network.  The most important thing to us is communication and letting us know what we are doing right and what we are doing wrong when it comes to keeping our books, and tax strategy.

OK, I know that this is a long shot, and I will try and keep it short.  My wife and some friends are coming up to Boise Idaho to go skiing at Sun Valley this weekend.  We rented our vehicles several months ago from the Larry Miller Enterprise Dealership.  However, I was validating everything today and I learned that the dealership closes at 12PM tomorrow and my wife and my flight lands at 1:30 PM.  Me and the other husband and looked everywhere to two other trucks to rent and we cannot find one to rent. I was wondering if anyone on here would be willing to pick up the trucks for us tomorrow morning and help us with the reservation or have some other solution for us.  We would be more than happy to pay you for your services.  I am continuing to look for more options.  Keeping my fingers crossed.

Couple quick easy things to do to find eals in a hot market.

1. Leave for work a little early in the morning dont take the interstate and do some quick driving for dollars on your way to and from work. I recommend paying for a subscription to Landglide as well as a skip tracing app you wanna get their phone numbers. This may cost you a 100 bucks a month depending on how many numbers you try and get. You will be able to be more competitive on your offers considering you can get a VA loan. Therefore more likely to be able to make a deal work.

2. Call for rent signs ask if they wanna sell.

3. Go on facebook marketplace look for small multifamily with vacany call them up.

4. Find Airbnbs with bad reviews. They may wanna sell.

I'd say the funniest thing that happened to me was during light due diligence of an apartment building a couple of weeks ago.  Property manager had turned all the power off to all of the vacant units so each unit is dark and we are walking around each unit with flash lights. During our walk through I ended up shining my flashlight directly on a woman's face that was squatting (I thought she was deceased in the heat of the moment) in the unit and it scared the crap out of me.  I ran my chunky *** outta there.  I just left the property manager in there to deal with the woman that I thought was dead.  She came running out and said "What did you say?"  I said "There is a body in there"  and she was like "and you left me in there with it?"  "Yes I did! I ain't sticking around to find out what happened to her."  My partner and the maintenance guy are just standing outside busting their guts laughing so hard at how distraught the property manager and I were.  Turns out they were just squatting, and they immediately left the property.  Moral of the story.  You do not have to be faster than the bear, just faster than the slowest person.  HAHA.

Have you heard of the Little Red River, it is an awesome river for trout fishing.  It actually flows into the white river.  Heber Springs is my hometown and I have been debating on purchasing a house on the river there to have as a vacation rental.

I wanted to thank you all for the help.  We have since interviewed several accounting firms and I believe that we have selected the absolute best accountant for our business.  I am super excited to be bringing them on our team.  I would not have been able to make as good of a selection without all of your help.
