Not sure. It was just the numbers I ran since I currently do not have a lot of spare capital to invest. I would much prefer to put down 20%, but would need to partner with someone or come up with the money somehow outside my current pocket. 

What suggestions would you have? I am here to learn.

Thanks so much Travis! I am just starting out so any information is good to see. Would you put the vacancy at 10%. Not sure what the capex is for Vegas so I will do some digging. According to the add, HOW covered all the amenities outside of electricity which I would charge to the tenant. 

I am looking to buy and hold to rent out.
