My tenants pay for all clogs in pipes caused by them . They must call my plumber and pay him directly . Prior to renting , I come in and clean all the traps , and take my sewer jetter and clean all the pipes out to the street . I install double clean-outs right outside the foundation .( nice having your own backhoe). I even camera the pipes between renters to address issues before they become a problem.

cant get city water its 5 miles away . the whole area is well water. Going to install a UV system ., 2 large pressure tanks , 1 for each side with check valves . Great school district , I already have 10 potential tenants that have showed intrest while we are rehabbing .

I am currently rebuilding a duplex , both side . Nice 1 acre property , cash deal , 3K per month total rental. ..............the well is a 24 ft hand dug well , good water . Better than a drilled well , which would be high iron and require a conditioner . My concerns are basically the well running dry . a new drilled well is 12k

adverage for this area , 3K for a conditionng system plus maintenance . Existing well is great water but ... only has a 1200 gallon capacity . Does anybody have experience with dug wells ?

When you are told this , look at the application , income , and other information and ask yourself , " Would anybody want to steal this persons identity ? "

If they can not provide proof , don't believe it .

There is generally only 1 gas line to the boiler . If each unit is plumbed as a seperate zone controlled by their own thermostat , you may be able to measure their usage by a flow meter . But it sounds like you will be footing the bill . Call the gas company , you may be able to get historical gas usage information from them , some will even have it broken down by degree days .This would give you a good projection of the costs.

I have 8 window units sitting in my garage , just for emergencies . AC has a problem I set the renters up with window units . It buys me time , my AC guy works full time for a company , and sometimes he is real busy . I haven't ever had a complaint from a tenant when i show up with a window unit . They only complain if I don't . One tenant bought one from me because he likes his bed room colder and found it was much cheaper on the electric bill to set the house back at night and use the window unit . I have 4 portable generators that I will take to a property during a power outage to keep the heat running , run sump pumps , and for lights and refrigerator . Tenants love it and it saves me time and money.

Go with the window AC , mention to the tenant your normal AC guy is backed up and will get to it ASAP . When the tenant asks again tell them they are waiting for a part , By that time the weather will have changed , giving you time to get more prices to get it done when the AC companies are slow

The middle age woman who has been in my 1 bedroom house has been complaining that the electric bills are high . The old tenant gave her copies of the electric bill as a example , he didnt care . And yes they were much lower .

I explained to her , he showered at the gym 4 days a week , he ate out most of the time , he had work uniforms so he did very little laundry , he turned on the AC when he got home , he didnt leave it run ALL day , and he shaved his head , no blow dryer or curling iron. The look on her face ...Priceless

Remember bleach is corrosive , dont use it around metals , even the vapors will corrode metals.
