Hey Anayanci! See if your local Real Estate Investment firm needs any help with their flips! Adding value for a local investor can be the fastest way to get involved in your first deal. I know in my area we are short in reliable contractors to help with flips. Jobs are backed up by about 2 weeks and with flips, time is money! I hope this helps!

I don't have experience with these guys. However, most "legit" teachers/mentors will have a money-back guarantee or something similar. This way you can have a week to take it in and see if it's worth the value. Hope this helps!

Hello all! I'm a newbie so I've approached a few real estate investors and offered to provide any value in exchange for mentorship and help to find my first deal on a property I find. The BP community seems to be conflicted on driving for dollars to find distressed houses for other investors. What are your thoughts? Does this really add value or am I wasting my time?

Hey Ross! Smart moves! I'd recommend checking your local zoning to make sure you can legally turn the SFH into a Multi Family. Otherwise, more power to you! STR can bring a good cash flow. Automate it as much as you can!

Hey Andrew! You would have to make this your primary residence. Which means you wouldn't be able to rent an additional apartment, you can't rent your room/unit, and you can't AirBnB it for a full 12 months. It has been known for the local HUD to do check-ins on FHA loans. Play this one safe! *not legal advice

@Andrew Freed, I haven't done my first deal yet. My plans are to do JV first, gain the experience, then consider solo deals a few years later if it makes sense. I am confident however, in finding a solution for experienced investors that create value for them. Driving for dollars, checking in on contractors during a flip, referring other clients to them, etc.
