Fitchburg is one of few places within an hour or so from Boston that provides great returns for investors. I work extensively in this area and have seen the city become better and better over the years. I have helped many first time investors begin their investing Journey here as well as help experienced investors find the returns they are seeking. It is one of the only places you can buy a 3-4 unit multifamily with parking for around 300k, and still ride the train into Boston. Many people think Fitchburg is a bad place but I encourage those people to explore the area outside the city. There are beautiful homes in the quiet forests surrounding the city and these home are very affordable compared to other areas with similar transportation times to Boston.

Hi Eric yeah you should definitely get the estoppel agreement signed when you're signing the purchase and sale agreement. I recommend talking to your attorney (you should have one reviewing the P&S) to make sure it gets drafted up correctly. They should send it over to the listing agent who will get them signed and returned back to either your attorney or your agent. Getting the estoppel agreement is great way to make sure you know what the tenants have paid (security and/or last months rent). I strongly encourage all of my clients to get these done when we are planning to keep tenants in place.

Jason,

I am working on a 36 unit new construction multifamily in Lawrence MA, we were just quoted 135$ a square foot from a large construction company out of RI. To get costs down we chose balloon framing. If you get guys who really know what they are doing you can save a decent about this way but if they mess it up it will be much more costly to fix their mistakes.

Is anyone looking to invest in Fitchburg MA. I am looking for cash buyers in the area for larger mutifamilies. I have a few wholesale deals in the area. Some require cash and others can qualify for commercial financing.
