What about managing an property for a friend?  Finding renters, doing walkthroughs, collecting rent, etc...?

I manage my one and only property. It's an ADU, so it's pretty easy. My friend is planning on moving out of state and want me to manage his property also. The question is if this is legal, or do I have to be a real estate agent to manage another property in Washington State?
