Price is a lagging metric, days on market and inventory are the leading metric. This has been a rapidly appreciating market with some months nearing 20% appreciation so sure 4% month over month reduction in price looks stark in comparison but were still up 6.6% from last year which is 2-3x the national average, our inventory is down to just over 3 months of inventory now and our days on market rose slightly which indicates market stabilization. my crystal ball is in the shop but I'd put money, and am because I'm still personally buying, on the market stabilizing in the next two months. we also have contributing factors such as Meta moving outside of Boise which will draw attention and Micron adding 15,000 jobs and 15 billion of infostructure to Boise. Purely speculation but California Tenant protection laws have run out and evictions are nearing the end of their court cases so there is a potential to an exodus 2.0.

I am, of course, biased to the market which allowed myself and my mother to retire though.

@Michael Coritz I'm SW with the Air Force and my partner is an ex UH-60 driver, collectively we have over 20 years of service and both retired early through the power of real estate. we don't have connections in south Texas but I want to offer you encouragement. 

I hope I'm not overstepping: Use your VA loan. Every 2 years without fail. Buy multifamilys, Refi, Repeat. Secure your retirement with one of, if not the most powerful financial tool known to man so you don't have to be tied to Uncle Sam for your retirement. Serve hard and Proud but enjoy the tax advantages and financial freedom your VA loan will grant you.

and look me up if you're a dropping asset or back seater, maybe I'll hear you on the mic.

 Hello Matthew and thank you for taking time to respond to my post. I was never even thinking of that possibility, and I also wasn't even happy to go into college for 2 years. I think your right and I should probably just learn as much from podcasts and books like you stated. Thank you for your honest opinion and for being straightforward. I love everyone's advice but if you could throw in a couple of recommendations of podcasts to follow and listen to that would be great. Of course, if you can't that is fine as your opinion is enough. Thanks again.

Thanks everyone for chiming in, I think it’s so easy to write off someone as young as @Giovanni Amaya but think that just stems from jealousy that we didn’t get started at that age!
A common thing that isn’t mentioned, other than you’re main post, is an associates degree. It seems that going to college would be a distraction and probably waste of time for your proposed goals. You can learn far more driving to and from class by listening to podcasts than you will with a two year education. Couple that with the amount of money you’ll save and earn by working instead will help you get further than the piece of paper will.
