Hey, I think reaching out is the first step and a great move. Consider an approach where you add value. Most people could ask; what would someone fresh out of high school offer but I think you would have a fresh outlook on a younger demographic so you could offer to manage someone’s social media if that’s in your wheel house.

instead of asking for people to take you under their wing try and find a need that you can fill to add value to their story.

Failure is guaranteed in this business but that’s far better than never getting started and I’m sure most people here wished we got started when you did.

Of course, none of this is legal advice. These responses seem to be reasonable. The big take away is what your INTENT is, as long as you intend to occupy the residence for the majority of the year, you're not breaking the guidelines. We're doing this for a client, he has to travel for work often so we manage his place as an STR while he's away so he can afford to keep his house.

@Kadeidra Honey-Brooks I think everyone here has good input and some of them are pretty darn comical! I'd take a direct approach and open a direct line of communication. Use a script such as:

"It seems like you have an issue with my small local business." (label)

"you do such a great job observing the neighborhood and I could only hope to keep my house looking as beautiful as your property." (flatter)

"I want you to come to me with anything that seems 'unfair' so we can work together to keep this neighborhood clean" ("fair" is a buzz word)

"the market is upside down, I can't possibly sell it right now and who even know what budget person would move in. How am I supposed to afford this without renting it out?" (get them to solve your problem)

"Is it totally unreasonable for me to keep my business operating if I address all the FAIR remarks you have?" (search for a "no")

Don't be afraid to tell them when they are being UNFAIR in a calm, downward tone (calming, not insulting)

this is all from the book Never Split The Difference by Chris Voss. A great read everyone should thumb through once a year.

You can request a second appraisal but will have to pay for it and email the appraiser about the discrepancies if they're major enough. If the financial institute wont go off a second appraisal than you can always start the process over somewhere else.

A great start would be contacting a local agent or lender and asking them if it seems like a reasonable appraisal, these are wacky times, my friend and appraisers are for more subjective than they'd care to admit.

a HELOC is some of the cheapest money you can barrow. Where there are institutes that will allow you to barrow against an investment property they are at a lower LTV. @Vincent Carminati why wouldn't you want to barrow against your primary residence?

Absolutely! Congrats on taking the steps to convert over to a self-directed IRA, they are much more powerful than a 401k because they are cheaper to manage, allow you to invest into what you want and you can barrow against it!
