Everything is on sale, including the housing interest rates. Only sure way to lose money is to hold it with rising inflation rates.

Undoubtedly the best book for negotiation and communication I’ve read.

You're on the right track so lift your chin up a bit more. Your letter reads a bit sheepish but you have an asset that everyone on here would kill to trade for: TIME.

Anyone who doesn't have the time to mento a young bull like you isn't worth your time. Find a mentor on 3 different levels; where you want to be, where you are and where you started. The subordinate might confuse you but you'd be a great example for me, you're where I started but younger and more focused. (If that provides clarity)

Seems like you seeking a local mentor, the world is at your fingertips. Gather mentors and mentees from all around, especially if you intend to invest out of state. Plus it'll save you a coffee/beer/lunch.

I'm Guessing the 5,364 cashflow is the ANNUEL NET cashflow. 

my question is did you calculate in current interest rates? 6% have been crushing our local cash flows but we make up for it in the boise market because our appreciation is ~$10k/mo

Personally, I would ask them if they want to do in this scenario. Stay for the lease term or the stay for 6 months as intended. If they want to stay the full 6 months, I would create an addendum, noting the change to the original lease. 

This won't take more than 30 minutes of your time and is well worth it to better protect you.

This is solid advise! 

classic case of an issue only being as big as you make it!
