Hello everyone,

I have been investing since June 2014, with two properties under my belt (both purchased in 2014 - SFR and a duplex). I would like to purchase a 6-unit property. My question is, should I be concerned about the length of time I've been investing to qualify for a loan? My credit is excellent and I would be able to put down 20-25%. I guess my concern was I won't have a full year of figures until 2015 closes. I didn't know if that would be an issue.

I used gifted funds to purchase an investment property recently.  I encountered the same thing @Jennifer T. did.  They just required the person making the gift to state that it was in fact a gift, not a loan, and did expect any repayment whatsoever.  No problem at all, just additional paperwork, of course.  This was through a mortgage company, not a bank.

I struggled with this for a while when I first got going.

I would have to agree with @Ned Carey .  While there are a ton of variables to consider, I focus more on the deal and the numbers than the type.  My first two properties were SF and MF.  Both have worked out great!
