@Kai Van Leuven Thanks for the info.  It certainly is an interesting deal.  I used to work downtown Mount Vernon as well as in Burlington and there are certainly some less desirable areas.  Overall how have you liked investing in Skagit County vs Snohomish County?

Hi everyone. I am a new investor and I've been looking at a variety of SFR and multi-family properties as I practice analyzing deals. Wanted to send this one out to see what other people think. Since I'm new it always feels like I am missing some big number or forgetting to include some important piece. I was hoping for some input from some seasoned investors. I included the link to property on realtor.com and zillow.com. Thanks all... looking forward to hearing what others think of the deal and what variables I may have missed.

As I commented in one of your other posts, it's definitely the accounting/financial/tax side of things.  I have a decent handle on the construction and building codes side of things.  But I just have to figure out how to deal with the money.  

Also building my team.  Up till now I have always worked directly for someone else, so having people work with me is something I'll have to experience and work out the kinks as I go.

This biggest fear is just being new to the investment side of the industry.  When you are feeding your mind there is so much information to work you way through and it takes a lot of energy just to sort it out and get a handle on the big picture.  I'm in the early learning phase and have been taking in lots of really great material.  One of my biggest fears is the financial side.  In my architecture background I had no experience in dealing with financing so that is a foreign world to me.  I'm still learning about all the parts of the puzzle, but I think as soon as I better understand how to work and organize the money and the general paperwork then I'll be able to take the plunge.  I have a design background so I'll be more than ready to get to work on the rehab.  @Christopher Gill I just discovered you and have been checking out your company and your work.  You are in the position where I think I will excel once I have a handle on the business... having a variety of rehab project under my care and having teams working away on them.  As soon as start profiting from Rehabs then I'll be diving into rental properties as well!  I look forward to studying your work some more.
