@John Reynolds  Hard to add anymore meaningful comments, but I hope you can see from all the other responses that people in the HFF community are very serious and very committed to making real progress.  I was unable to attend Flip Hacking Live last year, but this spring I committed to HFF and will attend FHL this year.  Personally I am most excited about the community.  For many years I have been trying to find the right circle of people to help me grow and learn as an investor AND as a person.  This group, even in my limited interaction up to this point, has given me massive excitement, encouragement and push forward.  I'm extremely excited to dive deeper into the group and become a bigger contributor to the community.

I know you have reservation as most people do before committing to something like this, so here is my 2 cents.  If you know that you will follow the content and really truly take action, then sign up right away.  If you actually do the work and take real steps forward, you will have success.  If you are not sure if you are going to act, or take actual steps forward, then the program may not be able to provide what you need.   Feel free to ask me any questions if you need.

Hi @Nicholas Aiola. If you already addressed this just let me know. I'm new to investing and looking to close on my first deal in a few weeks. It's going to be a really quick flip that we are planning to get back onto the market as soon as we can. Since I'm new to the process, I don't know what to expect or plan for when tax time roles around. I don't have a formal business set up yet or an LLC.... just operating as a sole prop. Are there any specific ramifications I should be aware of or is the profit basically taxed as personal income? I'm planning to take a small percent as income and use the rest of the profits for business expenses and to help fund my next deal. Also, at what level of my investing would I want to I seriously start looking for my own CPA? Thank you in advance for being available for questions.

Hi @Vonecia.   Welcome to the beautiful Puget Sound and welcome to bigger pockets.  I hope you can find all the resources you need here.  I am new to investing as well, but will be a buyer and rehabber myself.  It would be great to stay in touch and perhaps there will be an opportunity to work on some deals together.  Good luck!

Nice work @Craig Drummond.  The house turned out very nice, but most important, as you stated, is that you knew that you reached the point where you were prepared "enough" and it was time to take real action.  I'm still in the preparation phase, but can't wait to follow suit and take some real action.  Congrats... on to the next one!

@David Edwards Would love to hear how you plan to integrate your work experience into your investing.  I'm planning to focus on flipping first, then flip and hold, but probably will take a project manager role and bring in some of my buddies to fill the architect role, that way I can focus on running and growing my business.

@Julie Marquez Thanks for the welcome. Multifamily in Skagit County would be very exciting.  Seems like there are lots of areas that are rapidly growing up there.

@Julie Marquez Where do you go to see the class of a neighborhood?  That would be of great help.  That area does have lots of housing so there would be tons of other properties competing for tenants as well as lots that would be priced well below the rates for a rehabbed property.

Hi BP family.  So excited to be here. I have already started posting, but realized I had better introduce myself.

I’m Matthew Kimball.  To keep it brief… I have about 5 years working as an Intern Architect on educational, commercial and industrial cold storage projects.  I put things on hold and for the last 4 years I have been a full time stay-at-home dad for 2 miracle kiddos.  Ready to get working again, but still want to be here for my family.   I'm planning to focus on flipping properties both for profit and for holding.  Ultimately I want to get into building New Construction as well as building a portfolio of rental units for passive income.  Planning to work in Lake Stevens and surrounding Snohomish and Skagit Counties.

For those that have lots of experience analyzing properties, what are some of the biggest positives or negatives that jump out at you when looking at this property?  Is there something that you REALLY like?  Is there something you see that is a major red flag or instant turn off?  Thanks.

Thanks @Kai Van Leuven.  Really appreciate the feedback.  I eventually want to get into developing new construction, but I have a bit of work to do before getting to that stage.  I come from an Architecture background so I need to learn some of the other areas such as marketing, finance and working the system.
