Thanks all for the welcome.  Ryan... I was with Century 21 Award at the time.  I've already attended two meetups (both more like sales pitches for their programs/boot camps), and will be attending my third this week.  It looks to be more of what I'm looking for.  I'll keep you all posted on my progress... it'll help me keep my focus on my goals.

I'm just starting out in real estate investing.  I became a real estate agent in the past for the purposes of getting into investing, but there was no one to show me how to "get my feet wet", so I had to put that endeavor on hold until now.  Doing deals is key so I'm interested in learning the ins-and-outs of negotiating the deal.
