You can always consider mid term rental meaning they rent the place/room for 2-3 months for families and summer school students. As when the school semester/quarter kicks in, that's when you will lease the place as a long term rental.

Thanks for sharing your experience and congrats on your first purchases! What is your anticipated rent after your full rehab? Do you plan on pulling equity out since you did the rehab so the ARV (after repair value) will probably go up as well depending on your location.

It depends on the tenant laws in CA. For WA King County law, landlords are required to give 6 months of notice to the tenants to leave. However, within the 6months notice period if they do not pay rents then you will either have to proceed with the eviction process or cash for keys. As for CA, it should be similar right since both states are consider tenant firendly.

HI Justin, Seattle has definitely an amount of demands of ADU units. You can also buy a single family with/without ADU + and additional DADU on the back yard, which allows you maximize the usage of land and house in terms of rent. For now, only King county WA allows residence/builder to build a DADU unit on the back yard. @Carlos Valencia @Albert Bui

 Yeah having cashflow is always better than no cashflow. What is your layout like for your property? Does it have a backyard or storage house that perhaps you can rent it out for $75-$100? If you have a backyard, you'll be surprised that people would rent out for their dogs to walk per session or just rent the backyard out for a private event. Those are some ways that can generate more cashflow. @Carlos Valencia

You can perhaps use that capital and partner up with a partner to do some cosmetic rehab and resale the house just to generate quick capital. Once you believe the capital is sufficient enough for you to invest, you can start looking to what states to invest in and also having the luxury to have more state selections to invest.

You have to see your competitors around your neighborhood. Also, are you trying to do short term rental or long term rental? Also, how much you could raise the daily/monthly rent with and without a pool.

Not sure what the restrictions are over in TX but for Seattle, WA homeowners can build ADU and DADU within the house and backyard they have so try checking your zoning of your house and see what is the max limit you can build. Worst case just demo your house and create a separate entry door for your another tenant
