Off campus college housing

Hi everyone,

I'm currently looking at a duplex that can house up to 8 students in off-campus housing.  My main concern is what happens during the summer months when the students are off from school.  Do they tend to stay or do you experience a lot of vacancies every summer?

You can always consider mid term rental meaning they rent the place/room for 2-3 months for families and summer school students. As when the school semester/quarter kicks in, that's when you will lease the place as a long term rental.
