Yes I live 5 mins away from that scene. It's getting chaotic here now where tenants are being protected and empowered by the city council/government as they feel they are entitled to do whatever they desire. @Carlos Valencia @Albert Bui

Your cousin doesn't have to be the cosigner unless he wants to be liable and count towards his DTI? Primary allows you to do gift funds for your down payment and can still be in the title. The vesting status would be as "Joint Tenancy" @Albert Bui @Carlos Valencia

HI Conor, 

I am no expert of the NOLA market however I just visited there a week ago. The hosing over there is definitely affordable. I was living at a Duplex near the French Quarter which is considered one of the prime tourist areas of NOLA. The air bnb host said that he bought it for $160k 5-6 years ago and that it definitely cashflows but nothing too crazy tho. As he did mentioned the housing insurance and flood is definitely on the higher due to the extreme weather conditions that happens throughout the year. Just wanted to share my intake of the city!

House hacking with FHA is the ideal way with min down payment. However, anything above 3-4 units you would also need to consider passing the Self Sufficient Rule (SS Rule) where your projected gross market rental at 75% has to be greater or equal to your monthly PITI. The SS rule only applies to 3-4 units when using FHA but if it's single family or duplex, it will not trigger the rule. As for conventional for single family residence, you can go as low as 5% down. As for 2-4 units you would be expected 10-25% down depending on the amount of units. However, the mortgage insurance are usually lower than FHA. @Albert Bui @Carlos Valencia
