@Melanie McDaniel was my agent when I bought from out of state. She was very helpful and knowledgeable. She knows the area really well and can refer you to good lenders, contractors, and PMs. Basically, she can build the rest of your team for you.

@Kristine F. Houses were selling at their peak in 2007, so prices may not be back at those prices yet since they were so overpriced then. Or, if you’re only looking at that one property that just sold for $220k, who knows, maybe it needed lots of rehab, or needed to be sold quickly. Did you look at the previous 6 months of comps to get a better idea of market prices? I realize your post is old. Did you end up selling or renting? Will the mortgage cover your expenses?

My wife has orders to Norfolk and we plan to PCS next summer, so I'm getting a head start on reasearching the market. I'm looking for some advice on where to buy a home. Ideally, I'd like to buy a SFH or small multi unit with a VA loan where we can buy at a discount or force appreciation with some renovations while living there to gain equity quickly, then rent it out or sell when we move.

Any advice on some areas with a reasonable commute to the Naval Station, good schools and low crime? We have two young children with our oldest starting kindergarten there.

I have a SFH rental property in Everett, WA that I’d like to use for a HELOC. Does anyone have a recommendation for a local bank or CU (or national one for that matter) that offers HELOCs on rental homes? I know they’re hard to come by. Thanks for any input.
