Alaska and the pacific northwest are some of the best places i have ever lived. Kodiak is a beautiful island but not sure from a real estate market perspective.

I lived in oregon but went to seattle often. seattle  market has been pretty hot for a while and though the market is pretty flooded you can still find deal from the people i have talked to. Especially for buy and hold rentals. The portland oregon market is also decent.

Wilmington NC is a nice area i there are a lot of cheap older homes to flip in western NC. NC and SC have a lot of people moving to them accoding to vanlines moving company survey. 

I would personally stay away from new bedford rents are pretty low and not an A or B type town. If it is between new bedfod and Baltimore definitely go with the later. Baltimore has higher rents and there is a good market. I have actually been thinking of moving closer to that market. Plus ease of access to ither major cities is nice. NYC, DC, Boston, Philly

@Thomas franklin very comprehensive post i like they way you do the math on it. After my walkthrough tomorrow i should have a better idea of the rehab costs which will tell me a lot. 

Thank you guys for your imput. This is why i love biggerpockets. You get to communicate with so many people with different way of doing things and it reall helps dial in your own methodology for the process.

what better place to go when you have a question starting then right here.

So here it is i have been analyzing a lot of deal and i came across a good flip opportunity in my home town. I am having an agent run more specif comos for the last six months but from what i found in my own research is as follows 

2bd 1 bath 1000sqft SFH

ARV 200k - 240k

Rehab 25k-50k (likely in the middle)

Asking 95k

I live about 2 hours or so away but going to walk though saturday morning and sounds very promising we will be able to sign that day as well but will still be negotiating final price. 

When i did the math conservatively

ARV 200k (low end comps)

Rehab 50k (overestimate)

Purchase  90k (little negotiating)

It plays into the 70% rule perfect and i really went conservative on the numbers. I would love to brrrr it but i need some working capitol for more investing so i think a flip is the best idea especially considering the spread for the investment....

I have hard money lending in place but will still need some money to get the ball rolling.

I am willing to do it by myself but was hoping to joint venture with someone more experienced. I am close and can manage the project.

What are some suggestions for funding the 25-35k to get it going if i were to do this on my own. Or do you have suggestions on finding a partner to fund that part for a percentage of the profits. 

How would you do it. I am bouncing around some idea but would like feedback on how other would do it. With a partner or without and why.

One person may be competition as an gent but a partner in a real estate investment. I think we can gain more as a whole by learning from each other.

i just had a similar question. I guess in a little moment of "not enough coffee yet" i did a google search. That search brought me right back here. This community is so supportive and helpful.  The biggerpockets admin team has done an amazing job steering people to the most informative site concerning real estate on the planet.

good morning BP, before i just do a google search i would like to see if anyone has a recommendation. i am looking for a real estate lawyer in the cape cod Massachusetts region. the lower boston area could work to but it is kind of far from me. i am trying to find a lawyer familiar with sub2 contracts and creatively financing investment property. if anyone has a suggestion on a particular firm or person that would be great. if not then im off to the googleverse. side note also need to process the paperwork for my llc thanks Matthew
