Can anyone offer actual insight into this whole mess with Tom Krol and Vincent Polisi? Ive spoken with Tom before and he seems like a decent guy. I just want to be sure that before I move forward I'm not doing anything illegal, as Polisi says Krol promotes. I've also seen Polisi claim that this very site and podcast (Bigger Pockets podcast) promotes illegal activity and has guests on the podcast do the same (although the only one he would mention was Krol). Thanks.

Richard, I met Attorney Alan F. Kirk at the local REI meeting. He's a great guy, was VERY knowledgable about real estate investing and the different methods of acquiring property and all of the legal aspects. In your studies, I suggest looking deeply into "house hacking". That's a GREAT way for young people to get into the Real Estate business.

Not to burst your bubble, but I am in State College and do wholesaling. With that being said, it's a very, very difficult area for wholesaling. But, not impossible. Most of the rehabbing you're seeing is other investors doing the "BRRRR" method, flippers or home owners fixing up getting ready to move. Hey everyone! I am looking into purchasing a self-storage unit from my in-laws. They're in the golden years and don't want to deal with it anymore. I was coming to the forums here because I need advice! :-) The storage is an absolute mess! They have managed it very poorly, little to no upgrades or advertising has been done, but they still manage to bring in a decent amount of cash-flow. What are somethings that can be done with storage to increase value, be able increase rent, etc...? I don't have much info in the storage area of real estate so any help/advice would be beneficial.
