Im an investor/agent here in the area.  I would be interested in more concrete details on what you are looking to do in the area -  are you looking to wholesale?  Looking to Flip?  Rentals, etc.

Cody is used by a lot of investors in the area. Maybe not the lowest priced, but he does good work.

on a side note, sounds like your property manager needs to step up their game, that sounds like an unacceptable  answer from them.

Hi Evan, I'm a investor/realtor here in Dayton and took a similar approach.  I got my undergrad degree in mechanical engineering  and worked in that field for 5 years before shifting to real estate full time.  I would be more than happy to meet you sometime if you ever want to discuss the area and investing strategies.  I invest throughout the dayton area and we mainly BRRRR but also do some flips.  Feel free to PM with any questions.

Thank you, Matthew! I’m an out of state investor, which probably didn’t help during the property location selection process. 

What is your opinion about Franklin? Is it generally a better area to buy in or also street dependent? Thank you! 

Franklin is a decent area.  It still  has its good and not so good pockets (like every city).  Dayton honestly has some great areas as well, it's more just working with someone who knows the area otherwise you can get stuck buying "turnkey" properties from someone that look great on paper but end up turning into nightmares because they are either repaired poorly or are on a street that has abandoned gouses, high crime and high turnover rates.  We honestly do not buy a lot in dayton but we do buy a lot in the cities surrounding dayton like fairborn, riverside, Xenia, Kettering, Belmont, huber heights and other areas around Dayton.
