Curious on anyone's thoughts on Racine. The most recent post I have seen was 2021. I grew up in Racine but have not lived there for almost 25 years.

I am looking to possibly invest in that area. I know those areas have become popular for people out of Milwaukee and Chicago, but also know that Kenosha is a little closer to Illinois.

Anyone have any thoughts on what the rental market is looking like in Racine. Looking for long term rentals, multi family, and possibly BRRRR.

Hey thanks for the feedback! I appreciate that. You are correct about out of pocket expenses other than PM and PITI, I have thought about that.

Can you elaborate on the Prop 13 statement? How are you implying that I compare my property taxes? You said >500.

Also when you say you wouldn’t purchase a property at retail right now… are you saying that because the market is to high right now? So are you just holding off?

Good evening BP!,

Just wanted to pose a question to anyone. I am very new to real estate and have done a lot of reading and research but no real experience. My wife and I are moving from San Diego to overseas. We are deciding on whether to rent or sell.

We may be able to get rent above our mortgage but with PM fees and some 7% franchise tax for non residents in CA I wasn’t aware of on rental income, we will be coming out of pocket to keep this home.

Will someone be paying my mortgage? YES! Will I have positive cash flow? NO! Will I have a money in reserve for expenses that come with renting? NO! So I will be coming out of pocket for everything Except the fact that I will be building equity. Basically with PM fees and Franchise tax we will be coming out of pocket 450 bucks a month. Is it worth it in the long run or do we cut and run while the market is hot?
