Does anyone know if you can pull money out of the stock market to buy a real estate investment property and avoid capital gains taxes, similar to a 1031 exchange?

Hi everyone I'm looking at making an offer in the next week or two on a property. As of right now the property is not listed as for sale. I know the owner has expressed interest in selling it in the past and that's why I'm planning on cold calling him about the property. What I'm wondering is if anyone has done this in the past and has any recommendations on what they learned from the process. Thanks!
