Post: Refinance a flip for rental. Where to get loan?

I have a property that I’m finishing up as a flip and want to refinance and turn into a rental. But everywhere I’ve inquired thus far has required a down payment or will only finance a portion (like 70%). Is there any way to get 100% refi??? Matt

Excellent points. I thought the same thing about it being listed then removed etc. Seems like a nice "idea" but in reality it's a lot to manage!!

I came across this and just wanted to see if anyone has had any experience with owning and managing a resort style property?? https://www.zillow.com/homedetails/1058-S-Lowrance-Rd-Red-Oak-TX-75154/67626297_zpid Just curious !! He said he's renting it out for $1000/night and has cashed in on some big events (like hosting the Mayweather fight). I see the potential but would it be too much headache? Thoughts??

I have an investor looking to purchase an apartment building(s). Minimum 20 doors. Wants to acquire 80 for his personal portfolio to cash flow. Buy and hold. 

Also, an investment group looking for deals between $1-3million.

This property is currently under contract. I am seeking an investor to fund the purchase and rehab of this deal. 

$87,500 purchase price

$80,000 rehab 

$230-250,000 ARV

I am open to:

- Wholesaling the deal

- Private lending to fund this deal

Close is October 12th. 

Downtown Waxahatchie is going through a revitalization period with older style properties being rehabbed and sold at a premium quite regularly. The goal with this house will be to do a full rehab, to reach top of the market comps, conservatively $230k with a potential for $250k.

Ok so today's post that I put up about the Texas investor selling all of his 46 properties got some decent attention. 

BPers, y'all are AWESOME! Got some super helpful phone calls and messages from some of you. Thank you!

This deal has opened up my mind to see REI from a slightly bigger scale... I've used hard/private money before, but never have I even thought it possible to find a private lender who would loan a couple MILLION dollars on a portfolio of properties. Fascinating.

QUESTION ---> What is the largest hard money/private loan you've ever gotten to fund a deal?

Can be buy and hold, flip, etc. 

Has anyone ever used private money to acquire a property/properties in the millions??? And how was that deal structured? And what was your role?

@Vinod Dasani, they're all in the Greater Fort Worth area, and actually look very reasonable (on paper). Question about financing for these - Would a bank loan more than 80% appraised value for each property, if they've been under contract for a long enough time period? What would be the best way to finance this? I'm currently tapped out of personal liquidity with a couple flips I'm doing.
