@Matthew Brito, when you say foreclosures, do you mean bank owned properties (REO)? Most REOs get listed on MLS. Some go to the auction sites such as auction.com and homesearch.com before hitting the MLS.

If you are looking for properties in the foreclosure process, it public information. You should be able to find them on your county's webiste.

Yes bank owned properties. MLS listings in my area are pretty scarce so I am trying to find deals in other ways. Any other sites that you can suggest to me?

Welcome @Matthew Brito. I would highly recommend the podcasts if you haven't started on those yet. If you're interested in foreclosures, one source is the HUD website:

http://www.hudhomestore.com/Home/Index.aspx

A local hud approved broker can help you put in bids when you get to that point.

Good luck!

Thanks David...I have been keeping my out on there. Any other places that you'd recommend on finding foreclosures?

Most counties have courthouse auctions, but the rules vary by jurisdiction.  I would check with your county courthouse or local investors to find out more.

New Mexico is one of those weird redemption rights states. If you go to a courthouse auction, almost no one will be bidding, they are just there to get some more information so they can go after the redemption rights. My first flip I bought from HUD. I also helped another local investor buy a HUD. But the deals are getting harder to come by on the MLS.

Yeah there has not been many since I've been looking. Why is that? Is the market in our area over saturated with real estate investors?

If there is anything I can do to help please reach out.  I am in ABQ but I did a deal in SF recently.

Good to hear from you. I live in dixon right but plan on moving to the santa fe area here pretty soon and I am looking for a property that will be a good start up investment with equity that me and my brother will be living in for a bit.

Hello all, name is matt and 24 years old and have a Bachelor's in business management. I live in northern nm and I am currently employed through Los Alamos National Labratory as project scheduler/programmer.

Me and my brother are looking to partner up and join the world of real estate and invest our money so that we can have financial security in the future. We have been looking at multiple properties, strictly foreclosure with the hope of getting something that's going to yield gains. We plan on living in it for awhile being that we don't have our own place right now. With the profit we make off of it we plan to put it toward our next property.

I hope to hear from all of you seasoned investors on what to look for and what not to look for for our first investment property. I have been doing alot of homework but too much knowledge is never a bad thing. Look forward to hearing from you guys!!
