@Brett Abamonte here's an idea you can actually act on. 

1. Gather a list of syndicators and email each one. Tell them you're conducting a survey of all the top syndicators and need their help.  Ask them "What is the biggest pain point you have right now in your business?" Mention you will share with them the results upon the completion of the survey.

2. Compile the Data and see if you notice the same result's over and over.

3. Get back in touch with all the syndicators with the results of your survey and while doing so, tell them how you plan to help alleviate their problem.

**You've now done a couple of things: 

1. You've shown resourcefulness  and you can think on your feet 

2. You solve problems 

3. You can provide actual value.

@Justin Young if you want to get the financials to practice underwriting, do as @Gino Barbaro suggests and ask for the broker for the  OM. 

If you like the property you could always proceed further to gain more financials.

@Forrest Shealy Does he have a separate bank account or was he commingling funds? If there's a spereate account ask if you could see the monthly deposit record. 

Regardless though, you will want to verify as much information as possible. Also, look to make sure there aren't any leans against the property.

@Tom S. I went to UNC for two years (08-09) and from what I remember the west side of Greeley is the nicer end and things east of 8th ave begin to get dicey. Maybe that's changed not too sure.

Look into the following:

  • Crime rate
  • Historical Occupancy
  • Job growth
  • School systems
  • Retail
  • Household Income
  • Absorption rate
  • New Supply

Do this and you'll have a better understanding of the neighborhood. Also, look into the comps surrounding the property.

@Max McGuirk adding to @Oleg Shalumov said. Economies of scale is in your favor the larger the apartment complex.

Look into partnering up or raising capital for syndications. It's a good way to learn about how the whole process goes.
