House hacking a multi family in Miami

Just curious if anyone here has any house hacking experience with a 2-4 unit multi family dwelling and any challenges you have experienced (renovations, tenants, location). I am torn between areas closer to work that are “transitioning” parts of the city or areas that are a little nicer but more of a commute to work.
