@Erik Schneider Not a real estate book, but you should read The Big Leap by Gay Hendricks. The book talks about overcoming your fears which are limiting from reaching your zone of genius. 

It's here in the 'zone of genius' where you will feel most creative, alive, and free. 

I recommend you check it out. It will help you have a shift in mindset, which most investors need when thinking about doing BIG THINGS in real estate.

@LaTara G. I'm in agreement with @Omar Khan hopefully you would have your investors lined up before the PPM. 

With that said, if you don't have investors lined up already, I would reach out to people in your network to see who's interested. I believe this is where you will find the most success.

Now, I'm not saying you can't do the digital marketing, but if you're lacking the experience or online authority it could be tough to raise money from new investors with no prior relationships.

@Karthik Ramachandran I would strongly consider investing in landlord friendly states. It will make your life much easier. Once, you've picked a state, you can narrow it down to a specific submarket.

@Christopher Lane You said "I also have 10k in my retirement that I'm going to drain." You should speak with your advisors about the tax implications.

If you were to switch to a self-directed ira (SDIRA) you could invest in real estate. The only catch with this is you can't invest directly into real estate you would be directly involved in.

As far as mentorship goes, BP is a great place to start. I'm also relatively new to CRE and was able to find mentorship on BP. So, if I can do it, so can you.

@James Canoy Is this deal possible? Maybe. But, I'm not really in a position to tell you if it is or isn't.

If you're starting out in RE and looking to GO BIG that's fine. There's nothing wrong with that.

But, you should focus on what you're good at and build that out.

  • Deal Flow
  • Capital Raising
  • Experience
  • Underwriting
  • Networking
  • Marketing, etc. 

Focus on your strengths and partner up with people who complement you. Do this and it's possible to take on a deal of this size.

@Rosemarie Farnum by doable are you referring to price? 

If this is the case I would rather have a property with less doors in a market which I love, than a property in a less desirable market with more doors. 

This is abroad assumption, but you get the idea. 

If you could provide more specifics it would give us a better understanding of the properties in which you're considering.
