Good Afternoon BP,

I’ve been away for a while as the birth of my first child took priority. I’m back now and looking for some guidance on an idea that caught my attention.

An old high school friend of mine has been buying older houses, either renovating or tearing them down and rebuilding, depending on their condition. What’s intriguing is that he’s doing this entirely with investor money, not using any of his own funds.

I’m curious to learn more about this approach. Does anyone have advice on where to start, what resources to look into, or steps I can take to get into something like this? Any guidance would be greatly appreciated.

Good Afternoon BP, I haven't been on for awhile since the birth of my first child took priority. Good morning, everyone, 

I'm Matt, 30 years old, born and raised in New Jersey. Real estate has always fascinated me—I've spent hours researching, reading articles, and watching videos about it. My ultimate goal is to create generational wealth for my family and myself. While I've dabbled in investing through stock trading and Roth IRAs, real estate has been a long-standing passion, but I have always been nervous about pulling the trigger. Purchasing our first home three years ago with my wife has sparked my desire to delve into real estate investing. By the end of next year, I aim to make my first investment. I was introduced to this community by a co-worker who shares my interest in real estate. My focus is on owning a few rental properties or vacation homes, while my wife dreams of tackling fixer-uppers and designing homes—something I'm eager to support and learn alongside her. With her goal of being able to build and design our dream home, I hope to one day make it come true. Our investment location isn't initially fixed, except for potential flipping projects that we'd prefer to handle in NJ for hands-on involvement. I'm primarily seeking mentorship or guidance as I embark on this journey into real estate investing. Finding the best places where I can get the best ROI. I am glad that I found this forum, and I look forward to talking and meeting with fellow real estate investors and learning from you all.
