Hi Sharls!

You have chosen a great place to park your cash in the Pittsburgh, PA market! I've had investor clients lately having a lot of success in the Carnegie, Crafton, New Kensington, Lower Burrell, Arnold, and Natrona Heights markets. As an example, recently a client of mine purchased a duplex in the Crafton Heights area for about $80k and it rents out around $650-$700 per unit. So after all expenses, it cash flows nicely. The other areas can have similar deals as well. Obviously the rents vary per area, but the goal you have can be accomplished in Pittsburgh. Hey Joe!

Oakland can be a great area to own a rental. Overall, I don't see the property values going down with CMU and Pitt being right there (except in an overall market downturn). You would have to take into account that the majority of tenants would be students which can be a plus or a minus depending on how you look at it. So if you did acquire a property in that area, timing would be crucial to make sure it's rented during the peak school leasing season.

@Karen Lin You're most welcome! Those were just the residential stats. The multi-unit stats are:
2015- $131,983 Duplexes $125k-$160k, Triplexes $160k
2016- $186,983 Duplexes $159k-$239k, Triplexes $120k-$145k
2017- $243,000 Duplex $150k, Triplexes $200k-$275k, Garden Condos- $325k-$425k
2018- $243,750 Duplex $160k, Triplex $330k
2019- $264,167 Duplexes $140k-$250k, Triplexes and Fourplexes- $325k-$365k

I'm honestly not sure on building costs if you wanted to tear down and build from scratch but I'm sure someone will know. For the kitchen and bathroom remodel, if you have a bit of a discount from suppliers you can do a nice kitchen remodel for around $12,500, low end for around $6,500, bathroom remodel for around $4,000-$5,000.
