You have several good financial options that folks mentioned above, but there is also a psychological/emotional component. Do you want to deal with renting a single family home or managing an AirBnB in another state? Do you need the cash? How can you use the house or cash towards your next short or long term goals? How busy are you with your full time job and life? Neither seems to be a terrible financial decision. 

Sell it and put the cash to work in other investments or keep it at an amazing interest rate and get some cash flow. If you are going to sell it, just have a plan for the cash whether that is an active or passive investment.

I don’t know what you can legally ask in all states, but in addition to above, I ask the following as well:

Have you ever been evicted? Yes No

Has a notice of eviction ever been filed against you? Yes

Have you ever declared bankruptcy? Yes No If so, when:

Have you had two or more late rental payments in the past year?

Have you ever willfully or intentionally refused to pay rent when due?

Do you currently owe any monies to an apartment community or landlord?

Do you use illegal drugs?

Have you ever engaged in the distribution or sale of illegal drugs?

Have you ever been convicted, arrested or charged with any crime?

You can search for rental questionnaires and put together some good information that way. If you can find a state specific one that will help you stay within your local laws.
