Can anyone recommend an attorney and/or title company in Wilmington, NC or nearby who specializes in creative investment files? More specifically I am looking for an attorney who has experience in subject to and seller financing.

@Mitch Messer I was given a contract from a creative finance mastermind I’m a part of. Not sure if it’s useable in NC to be honest. I was told from another investor that a title company or attorney would be able to draft the paperwork if I bring them the option to purchase contract with details of the agreement.

I am in Wilmington, NC and working on my first subject to deal which I plan to structure as a lease option on the back end. Is anyone in this market doing subject to transactions? I am looking for connections with attorneys and/or title companies who are familiar with with these transactions. Thanks!

@Erik Bergdorf Hi Erik and welcome to BP. I am new to real estate investing in Wilmington and am focusing on wholesaling as well.

@Emily Register Hi Emily, I'm in Wilmington, NC and Select Bank & Trust company told me they could do 80% LTV and even said they could go as high as 85% LTV in some cases. Granted I haven't actually received a loan from them but they did quote me these numbers. The downside is the longest term they can do is 20 years which will squeeze cash flow.

@Jason Coleman Thanks for the referrals! I will definitely try and connect with Steve and Chris at the next Coastal REIA meeting.

@Danielle Wolter @Don Taylor I am definitely planning to jump right in! I know mistakes will happen and that it's part of the journey. Thanks for the vote of confidence.
