19th ward certain areas,south wedge,cornhill, outskirts of city, suburb borders. But money can be made anywhere depends on how hands on you want to be and how much risk.

I sent you a message but if its the property im thinking of probably 750 to 850$ thats a rougher area. Personally i wouldnt pay what their asking. I can find you better deals then that in a better area. Just because things are in or near a certain area such as south wedge,19thward etc doesnt mean all properties in that area are good. This city changes by street, you definately need boots on the ground here.

Hey. You can definately find cashflowing properties here in rochester. A concern would be its tough to buy a multifamily at 50k in a decent area most areas in that price range would be c,d areas a little risky at long distance. I would purchase a single family in a little better area but thats limited with 50k as well maybe the 19th ward at that price range with rents between 800 to 1200 depending on conditions.
