You will get less money if you sell them as a package or in blocks, tenants or not. But it is hard to 1031 unless you at least group them together so you can trade up. And I personally think it is crazy to pay the taxes on the gain. You have built a great portfolio, why not just find a way to make it efficient and keep it?

If they are just under contract, the close price is unknown. Not just to you, but also to them. It can change or fall out etc. What you need is a list of closed comps, then it will show list and sold price.
