Looking into starting a business for putting my rental properties under. I haven't talked to a CPA yet but my wife and I would be the owners, and we currently manage our own properties. Looking to maximize the tax benefits and protect our personal liabilities. We currently live in California. Any insight would be appreciated.

Bob, I want to grow my rental units as quickly as possible but at the same time keeping enough cash flow coming in to cover the needed risk and to grow my investment portfolio

Thanks everyone, it seems like for $800/year minimum in California, it might just be best to get the best insurance possible. I also have an umbrella policy covering my basic assets.

I am a new investor in California and was curious if experienced investors recommend an LLC for their rental properties. What is the approximate cost per LLC and how may rentals do you keep under one LLC? Any other information would be appreciated!

Mike, the heloc would give me money to put down on a rental yes. The situation is this, I have 30k saved up and 139k available in the heloc. Let’s say I want a 200k property. I take the 169k from above but would then need to make up the 31k difference with another loan.

Other than the interest rate and pay back terms, do you recommend using a Heloc from a previous rental or a conventional loan for buying your next investment property

how much does an LLC cost? It is my understanding that it is just extra liability coverage in case you get sued?

Iv'e read that after you by your fourth property it is recommended to get an LLC. Any information on LLC's would be appreciated.
