Thanks to everyone that made it out tonight! We had about 12-14 people, a few of which are not BP members but I'd guess we'll see them around here soon :)

We talked about a couple of London deals and discussed areas of St Thomas. Everyone had something to say and something to learn.

A few people requested that this be a regular thing, so if you missed out I will book another for sure!

I plan to wander so I can focus on the vendors and get to know some. I must remember to bring slips of paper with my name on them (ghetto business cards) to enter in the multitude of draws.

I love your area for investing, I wish I were closer. My sister-in-law has seen absurdly high gains in appreciation just down the road in Beamsville, but that whole stretch of highway is just exploding with new development. 

You have many options either down the QEW or up in Hamilton.

The seller ought to have some kind of proof of payment and bills if they kept any sort of records of their business. I have requested these multiple times even before offering and most people hand them right over.

Will you be at the meet on Tues to discuss it?

Let me guess... Tan siding and a shared front porch? Corner lot? There are very few side-by-side in this town.

St Thomas is full of crappy houses, but do the footwork and you'll find brrrr options. Overpriced, yes, but you never know how low they'll go until you offer!

Yeah, it isn't easy to find the deep discounts. Too many people pass them over before you or I see them.

I am just down the road in St Thomas with my first rental in London and a little girl about ready to pop out :)

Those dumps can be your ticket to BRRRR. Beat up the seller on price and fix it up economically. Refi and repeat.
