What's the market like there with regards to flipping for retail? I'm from Portland and the market is VERY competitive here.

@Randy Johnston I've never been to Rarebird I've heard good things I need to go! Driving for dollars is definitely on the list. That's a great idea to ask family/friends if they know of anybody! Yes I've been to NWREIA I need to go again I mostly go to REVIN in Vancouver on Tuesdays. It's a smaller group but very intimate.

Good afternoon. My partner and I are almost ready to flip for retail. We'll be using hard money and doing most of the work ourselves. I understand that it's a seller's market, and then some... In other words, deals are not usually on the RMLS so we're looking for creative ways to prospect. Before we go knocking on doors or even flooding target areas with flyers or whatever, what about wholesalers? How do we get in touch with these people? I haven't found them yet at my meet ups and are their properties ever hard money friendly?

I'm not entirely sure if this falls under Creative Real Estate Financing but does anybody know of anywhere that will loan to a business entity such as an LLC with little to no history? Most banks want at least two years. I'm only curious as I've heard stories but not entirely sure if they're bogus or not.

Seller's Market=Easier to $ell but often difficult to find deals

Buyer's Market=Easier to find deals but harder to $ell

Pros and cons of any market, the strategies just change.

I've brought this topic up at my Meetups and the general consensus is "knocking on doors" right now. Looking for creative strategies to find properties that haven't gone public i.e. RMLS because once they do everybody and their Mother jump onto them.

@Jane A. just shop around. They either have the product or they don't. You can even check on-line. Wells Fargo, US Bank, Key Bank, PenFed just to name a few and they're all pretty comparable. Credit Worthiness and DTI will determine. Also US Bank requires that you be a member for 90 days before applying so there may be some annoyances.
