I know BiggerPockets already has a number of great calculators, but is there anything niche that people are interested in? Like a calculator to simulate this strategy (https://www.biggerpockets.com/forums/61/topics/795487-retire...), maybe showing how much equity could be pulled out of which property when, whether the portfolio would still cash flow, etc. Or a seller finance calculator showing the monthly payment based on negotiated price, interest rate, down payment, etc. A sub-to calculator showing how much cash a seller can avoid bringing to closing. Any other ideas?

would love to see a seller finance specific calculator that has a option for 1031 exchange from buyer bringing in down payment.

Any B&B investors out there?

Looking to purchase one and struggling with the right calculators to determine the real metrics.

As I understand it (recently looked at buying a former bnb) you need to treat it like any other STR with your extra costs such as food, etc  baked in to the expenses. Getting a good handle on those are hard if you have no experience.

Think of it like any other rental but calculate out what your food, linen, housekeeping, front desk, upkeep costs are just like any other expense.
Thanks

Thanks Ned these are some great points

Essentially by creating “terms”, you e can try to manipulate the payments so that they cover the expenses

Hi,

I am looking to purchase an 11key B&B for 3.3-3.5 Million using a Private Money Lender. Would anyone have any examples of how you would structure this type of purchase with payments back to the PML?

Purchase Price = 3.4 Million

Gross Income = 685k

Expenses = 575K

NOI = 155K

Any advice or assistance in the form of mortgage calcs scenarios would be greatly appreciated

Quote from @Logan M.:

I tend to get frustrated when I keep telling people that you can buy large multifamily with 0% down. I just put the MHP below under contract with 0% down, 20 years amortization with a 10-year balloon.

The frustration is because I don't see other investors actively doing this and these sellers and communities need it, badly.

16 spaces, storage parking, storage garage, community office, and potential expansion opportunities. To make this deal even better it is in the middle of my drive to visit other communities I own. (Like a 30-second detour)

Also, this park was on a website like Craigslist, this is the second 0% down seller financing deal I have found from that lead source.

 Hi Logan,

Congrats.. Thank you for posting this. Would you be able to share an example of how you structured the 20 yr?

Purchase price = x

Cash down = 0

Owner Financed amount = x

 interest rate = x

Monthly interest only payments to seller = x

20 yr. term = x

so on and so forth with gross PP?

I recently visited Turks and Caicos Provo and fell in love with the place. I am considering buying a home there to live part time and rent part time. Has anyone in the community been successful with a Turks rental? If so please share your experience. Thanks!
