@Frank Matanane Jason is a great guy. Works hard, knows the market very well and knows what investors are looking for. Usually if he finds the deal, he gets first option at listing it once rehabbed as well. Let me know if you ever need any help with any projects. We have guys that work the entire state.

Water damage and rot are two major things that tend to get missed when going over details of a bathroom remodel project.

@Chad Fernendaz Are the windows you are speaking of vinyl? or wood?

Is it a historical house in a historical neighborhood? 

I agree with @David Dachtera "Don't get hung up on what you like" 

Here is what we ask our self...... Is it going to make me/us more money? or hold up a sale of a house? If the answer is no, we don't do it.

We use to add and do things we like but it is hard to find a person with our or your same taste. Keep it simple, time is money...

Just from the pictures you loaded up I would say it needs:

Roof

Windows

Paint interior & Exterior

Gutters and downspouts 

Tub shower combo in the first bathroom, new vinyl or tile for floor, toilet, tp/towel holders, vanity, shower trim kit and head

Interior doors, knobs and hinges

Front room - keep existing wood floor if good condition, new trim, update tile entry to new tile or matching vinyl for bathroom if used

Kitchen cabinets, counter top, sink, faucet, appliances, flooring, trim, lighting

Get rid of the brown fan replace with a brushed nickel 11" light

Get rid of the wall mount sink if door clearance is possible and adding a 24-30" vanity in the second bathroom, remove medicine cabinet and replace with mirror, or paint existing to match trim color if good condition, remove the tile from the wall and replace with wainscotting and chair rail trim, remove tile from floor replace with new tile or vinyl, new tile in shower because of window or paint tile if in good condition, shower trim kit and head

All bedrooms carpet

I'm sure there is more to be completed at the house that is not in your pictures to include plumbing and electrical etc

What size was the panel?

What did the attic look like? any signs of previous pests, mold, wires, plumbing issues?

Sounds like you have a great list of speakers that could also be investors.....

I would put something up (flyer for the meeting) at the nearby colleges, restaurants, stores etc.

By the way. You wont advertise the fact you haven't done any deals. Just list your speakers and where they are from and that they will be there to answer any questions one might have.

How did you come to the conclusion that your property will be worth $350-370k? Comps? or?

What does the house need? 

Do you have any current pictures of the exterior and interior of the house?

Is the $50k to fix it up for materials and labor etc?

@Frank Matanane I would stay away from log homes. Too much work needed in order to keep in good condition.

Low numbers are achievable with the right contacts.

@John Hickey  Wow that's great. Always nice to have an increase in the profit margin whenever possible. 

Yeah I was dealing with a huge supplier in Seattle (don't want to mention their name) that was so over priced it wasn't funny. 

I like the Carrara and Crystal White but my favorite is the Fairy White. We try to only use the 3cm for the quartz with a square edge and undermount apron front stainless steel single bowl sink.

Have you ever ran the subway tiles vertical in a shower?
