I would invest in value add property. Find 133k-150k property that needs repairs and updating. Putting down 20% on 100k is using up 20-30k plus another around 5k closing fees and expenses. Borrowing the 80% of purchase and 100% of rehab. Have contractor complete repairs rent for 3 months and refinance it at 80% of you new after repair value or sell it and repeat. Focus mainly on kitchen and bath remodeling for biggest bang for the buck return on appraisal value and appeal for buyers. I would not ever use more than half of your nest egg on a single property. Try to find that property near your home so you wont travel far if something needs more attention. Good Luck and if you want more tips feel free to call me anytime.

I think this property is a great site to build a mixed-use space. However, the current owner wants to sell it for more than it is worth so she can make a profit and pay off the IRS lien. The house is falling apart and is an eyesore for the community. I just want to help and build something that is useful. It may not be worth the time I have invested, and I should probably move on.

I'm thinking about building a multi-family property in the Indianapolis market. I'm interested in getting some insights on the pros and cons of building a triplex versus a duplex or quadplex. I understand this is a broad subject, but I'm hoping to get a conversation going.

It seems that IRS liens can be negotiated down but how would one do this? Property Taxes just have to be paid and that is fairly direct but getting a lien released from the IRS is seeming much more difficult does any one have any experience with this type of situation. Maybe I should move on but I really like the land and opportunity it gives way to if done right.

Purchase price: $50,000
Cash invested: $5,000

2 Bedroom 1 Bath 740 Sq Ft Built in 1942 Had recently been updated with new windows, carpet, paint and cabinets. I made some cosmetic improvements in 06/2012 with new carpet and fresh paint on all interior.
