Has anyone had any experince with hotbargainproperties by Tim Mai?
The website seems to promise alot, and I'm not about to spend $40 a month unless i know it's legit.
Any input?

Ive Read in several places that if you have your realtor license that you have to pay the 3.5 percent, or whatever your broker's fee is, on persona investment properties, is this true, or does it vary from state to state or company to company?

Ive gotten everything set up, and acquired a list of about 10 potential deals, but every deal I couldnt get ahold of the owners. I tried contacting them via county assessors office and white pages.com, but no luck.
I have a list of buyers, and know what I'm doing, but I cannot aquire properties. I always find properties that realtors or investors already have thier hands on.
Whats the best stratagies besides bird dogs and driving for dollars?
Bandit signs? Checking newspapers?
I'm Wanting to eventually get a system in place where I can bring in a set number of deal per month, and have certain things "automatic".
Any help would be greatly appreciated.

I'm not planning on moving to california,there's an amazing rental market here, and i'm planning on building assets after I'm able to get some cash from wholesaling.

I would however, like to move my business to california after I get done establishing it here.

I'm from missouri, and as just about anywhere else in the nation, real estate is horrible at the moment. But several people have told me that in california, the market isnt affected as bad. Is this true?
Also, for doing things like Rehabs in california, is the profit margin alot larger? Are rehabs harder to do because the market is saturated, or is it still lucrative?

Im interested on how to make quick flips on trading notes, ive read a few articles and such that explain vaugely how to do it, but id like to know if somone can explain to me how to eathier flip notes for cash, or take a percentage by brokering them,

Personally, I include clauses saving me just incase somthing DOES happen and im not stuck purchasing this house if I dont find a buyer.
Things that work are:
Subject to Business Partner Approval
Subject to Satisfactory Financing
you get the idea, theres a few more, but just be creative, and fair.

Ive been learning about real about investing for about a year and a half now.
I havnet been able to get started due to some family issues, and the fact that im not 18.
But all thats worked out, and I'd like to start doing simultanious closings, then re-invest that money into savings until i can do a rehab without borrowing much money on it.

So my question is, where else is good to look for properties that investors dont already have a hold of, considering its hard to do a simlultaious closing with yet another investor involved.
So far i have:
Newspaper classfieds
Craigslist
Local REI clubs and networking
Driving around
Calling "we buy houses" or "houses for sale" signs.
What else?

Im looking into purchasing a fourplex(well not me, my mom is,i cant exactly purchase a property)
but its going to have about 525 a month positive cashflow, and ill be flipping that under a 1031 to buy a larger property,

Well my term of "fast cash" is not waiting on my property to appreciate in value, or something of the such.
Assigning a contract sounds like the way to go now,
