Hi everyone!

I'm beginning school sometime soon(the first of the year) for obtaining my real estate license here in Colorado. While I wait as I save money, I'd like to know what would be good topics to study and become familiar with, and how I can prepare in general while I have this  free time.

Hello all!

Since I was last on the forum I've made a move to Denver,Colorado and in a month or two will getting my License and working with Keller Williams,

after that, when possible/appropriate, I plan on getting my CIPS, after learning Italian. My question is this, although it will be quite some time before I'll be getting my CIPS designation, I want to be fully prepared, and am curious what aspects of international economics/business should i study?

Besides the obvious Real Estate Markets I was wondering about currencies, diplomatic relations, things of that nature. Any help would be GREATLY appreciated.

What is the best list, or group of people, to target when sending a direct mailer to find motivated sellers for wholesaling?

I know how to run numbers or properties, I was just looking for a quick way to nail out an estimate while i was on the phone with a potential seller.

I guess using a calculator and quick logic would be just as easy.

I'd have to say travel, and financial freedom. 2 years ago i traveled to europe for 2 weeks, and it was the most amazing experince of my life, it made for a huge jump in motivation, because i want to be able to go and see the world whenever i want.
I'd also like to be totally financially free, not being help back by money, maybe i sound greedy, but I want that mercedes in my garage and a large amount of assets.

I'm looking to start a marketing campaign to bring in motivated sellers for wholesaling.
But i only have a budget of about $500, give or take.
What do you suggest I spend the $500 on, to get the most cost effective strategy.

I know i'll have to go through ALOT more properties to find a deal, but the problem is finding the deals.
The papers have nothing, driving for dollars hasnt been much success, and direct mail is a bit pricey.
I think ill be doing some bandit signs this weekend and see how that plays out.
