    • To help out Tampa landlords and tenants, here are some examples of normal wear and tear:
    • 1. Scuffed marks on the wood flooring from continued use
    • 2. Faded carpet
    • 3. Chips, dents, scrapes, and small nail holes in the walls
    • 4. Scratched or worn-out enamel in the toilets, sinks, or bathtubs
    • 5. Squeaky or noisy door and cabinet hinges
    • 6. Appliances no longer in a new condition. All appliances have a shelf life.

    PROPERTY DAMAGE:

    • 1. Cracked or completely broken windows.
    • 2. Damaged appliances as a result of neglect or obvious abuse
    • 3. Cracked tiles in the bathroom or kitchen
    • 4. Burns and stains on the carpet.
    • 5. Large holes in the walls

    As you can see from the examples provided, there is quite some difference between normal wear and tear and property damage.

Cavalier Estates, LLC has been conducting businessin real estate management since 2006. We are a family owed company with over 150 homes looking to growing the surrounding Tampa Bay are. We manage homes in Hillsborough, Pinellas, and Pasco counties. We offer flat rate Property Management. We are looking to partner with local Realtors to grow our company.     Rental properties are being target as well. Im looking for a smart camera solution with a hotspot with some sort of baby camera or motion notification. This post is great. We use window and yard signs and watermarks where allowed. We manage just over 200 single family homes here in Tampa. Some are even trying to lease out homes that use Supra locks not realizing they can't get a code. I had someone break into a property last month and move a tenant in and take her for 2500 bucks. I worked out a deal to put her on a lease. In FL you can't do anything. If they have  key or even a bill in their name good luck, you have to file for ejection without a lease. That takes months. Evictions don't take but a month or less if done right, that's why I negotiated to put her on a month to month lease.  Anyway I like what Im reading here. I hope to figure out a simple reasonably priced security system like ring or similiar with deadbolts that we can control and monitor without internet but with a hotspot.

    I currently us showmojo with code boxes so we don't have to change codes but we have lost a few keys over the years. I saw ring this morning on tv and that got me thinking... Pretty neat technology. Thank you!

    Anyone have a solution for a cellphone style camera system that can be mounted on a rental door allowing two you video communication and then allowing access to the home while they are standing there?

In the event you get notified on you cell of an intruder a fast call to 911 stating intruder in premises should hopefully get a fast response. In SW Florida we have quite a problem with people stealing A/C units, water units, even stripping wire right out of the walls. There are companies that make A/C cages that are supposed to hinder the easy theft of the A/C units.
    BTW...Naples Florida here as well!

     I just found this thread looking for camera system that are self contained. I noticed the comments on the AC TRAX. I ordered several of these units and had a unit stolen and Bruce was unable to track it. Not saying his product is faulty but I did as much research as I could and from what I found we decided we would discontinue the use of the AC TRAX product. I move a few ac units as well myself and never received notice they were moved. Im assuming the technology isn't solid. I know this was an old thread but just wanted to share what had happened. If you sticker your units that they have gps in the that works pretty good to.
