@Brighton Masuka those are terrific goals! It sounds like you have a clear vision of where you want to be. In my opinion, the fastest way to reach financial freedom is to start with apartment investing from the start. I started with single family homes thinking that experience would help me invest in apartment buildings, but I eventually learned that you don’t need money or experience to start investing in apartment buildings and a single family track record wont help much. A great introduction that provides actionable steps to get started is Michael Blank’s book “Financial Freedom with Real Estate Investing.”

@Jose L Leos hard money and private lenders will work but I’m referring to raising private capital from investors.

Hi @Jared Jones. When we moved from Cleveland to Columbus we kept our house and turned it into a rental and then bought a house in Columbus. We didn’t use an FHA loan on the first house so we had that available for the second house but didn’t end up using it because our lender found a way for us to put down 3% using a conventional mortgage. All we had to do was take a home buying class (Framework Homeownership course). I don’t know if that is available outside of Ohio but it would be worth talking to your lender about. My best advice would be to develop a really good relationship with your lender and he/she will help you get the financing you need. The other important thing is to make sure your current home will rent at least enough to cover the existing mortgage. Let me know if you have any questions. Good luck!

Hi @Olaf Stieber. If you’re willing to work your butt off, I’d recommend getting into multifamily investing and syndications. They can help you quit your job in 3 to 5 years and you can even wholesale apartment buildings from time to time if the opportunity presents itself.

@Jose L Leos House hacking is a great option for getting started. Learning how to raise money from others is another good way to fund deals.

@Nick Cockrell If you have a good relationship with this potential partner and your goals are aligned I would go ahead and partner. This partner relationship and experience will be far more valuable going forward when you go to acquire larger properties than the value of the “lost“ profits on this first deal.
