@Mike McCarthy Thanks for the advice, still asking him to bid out labor/materials for the suggested work. He seems to be an honest contractor in the area (per referrals), but does work mostly with retail renovations and flips so will try to reiterate that we don't want to over-upgrade. 

Thanks for the RTA suggestion, will look into it.

Just got a single family 3/1, 1100 sqft property under contract and starting to get beds from contractors. It’s a relatively inexpensive property in south TX in a B/C class neighborhood. Want to do a low-end kitchen update including inexpensive counter tops and replacing hardware on cabinetry and repainting them. First contractor to walk property made a big stink about how the cabinets weren’t worth salvaging and how he could conveniently get one of his guys who does custom cabinet work in for a complete re-do. Wanted to get other thoughts on this, getting at least two other bids on the work at the moment.

@Kevin Sobilo that is very helpful, I’ll talk to my partner about structuring that way and check to see if Texas laws dictate interest for longer leases just for future reference. Thank you!

@Bjorn Ahlblad yes that was another option we were considering, 16-18 month upfront and then going to 12 afterwards.

Renting out my first SFH in South Texas that we just closed on a couple weeks ago. Would like to get opinions on if we should list it for a 12 month lease starting in November/December or do a 6 month lease so the renewal will fall in the summer months.

Hi all, just closed on my first property last month and have been tracking all associates expenses in excel. Have been reading the Tax Strategies for Savvy RE Investor book and they recommend using Quickbooks Pro.

Was wondering if it is worth the price or if it is feasible to keep track via excel or other means. Any insight/experience would be much appreciated.
