Thanks for the quick response. To make sure I have this straight, can my CPA call this line on my behalf right away? Or do they need to have a POA on file? Secondly, do you have the phone number for this line handy?

Hi All,

Wasn't sure exactly which forum to put this in, but is anyone else unable to get a copy of their 2020 tax transcript (not the return itself, the document is called the "transcript")? I created an account on irs.gov and it's still not available. As you all know, getting loans is an important part of our business. I've managed to get a few loans through without the transcript, but my lender has told me it's going to be very difficult going forward to get more loans if I don't have it given that it's now 2022 and I still don't have a 2020 transcript. I've done all the normal stuff as far as contacting the IRS and I get hung up on every time I call. Also of note: I filed way back in April so I'm not one of the ones that's delayed because I filed incorrectly, had to make changes, etc. I also have a copy of the check showing that the IRS cashed it. I also of course have copies of my actual returns. Bottom line: I need the transcript and can't get it. Anyone else going through this? Or have any ideas how to solve this problem? Thanks as always!

Hi All,

I'm a self managing landlord with a portfolio of SFH and duplexes. I've been tracking stuff mostly through excel sheets and such that I have created. However, I'm at a point where I want to move toward being better organized/having everything in one place. I'm looking for a CRM with the following:

-The ability to save important documents such as leases, invoices from contractors etc (right now I have everything saved in files on my computer)

-The ability to receive payments

-Some accounting capabilities (tracking basic expenses, ROI, etc)

There's so many options on the market and I don't know what's best for my needs. Would love a recommendation!

Hi All,

My name is Matt and I'm an investor (mostly SFH and small multi) from Oregon. I just moved to NYC and most of my portfolio is located back in Oregon. Wondering if anyone has a good real estate meetup in the NYC area that they recommend. I'm located in Manhattan and didn't bring a car (as most people don't here) so the closer the better. However, traveling out to other boroughs isn't that tough. Would love to connect with some other investors in the area and see if I can offer any value while also learning the lay of the land a little bit. Thanks!

@Dan Heuschele bingo. Unintended consequences from politicians who don’t know the first thing about housing. There’s this overarching idea in Portland (and other places) that everyone who owns a rental property is some multi multi millionaire when in fact most rental owners have one property. This stuff is going to cripple a lot of landlords.

@Brad Hammond so you can’t even hit them with the previously allotted 7% + consumer index (I think it was like 9.3% in total this year) increase in Portland? I live in portland but only own my personal residence here. I own rentals in Salem and have kinda moved away from owning stuff in Portland because of some of this overbearing renters rights stuff....I know down in the salem area we don’t have to pay moving costs...yet.

@Jay Hinrichs couldn’t agree more. There are so many unintended consequences of what city council and others believe is a well intentioned initiative. Former landlords who used to provide quality rentals are saying “screw it” and selling because they don’t want to deal with landlording. I personally live in Portland and would’ve loved to own rentals here but don’t want to deal with it. I’ve made the call to go ahead and invest in rentals in other parts of the state. Anyone else made a similar move as far as not wanting to invest in Portland anymore?
